Websites & marketing for estate agents
There are 26,210 real estate agencies registered in the UK, and the number has risen 18.4% since 2021. Here is how they win customers online, and what a estate agent’s website needs to do.
Estate agents compete on two fronts at once: attracting buyers and tenants to their listings, and winning the instructions from vendors and landlords that produce those listings. Most property searches start on the big portals, so an agent's own website has to earn its place.
That place is usually the vendor's decision. A website that shows local knowledge, real results and a clear route to a valuation gives owners a reason to choose you over the agent down the road.
The UK market for real estate agencies
The number grew 18.4% between 2021 and 2026, well ahead of the +0.8% for UK businesses overall, so more firms are competing for the same customers.
92% of them have fewer than 10 employees, 5% are sole proprietors and 92% are limited companies. Most are small operations, so a clear, quick website is a genuine way to stand out from competitors who have not looked after theirs. The ten areas with the most firms hold about 38% of the UK total.

Questions from real estate agencies
What should an estate agent's website include?
A valuation request, listings, local area guides, team profiles, how you market properties, your fees and memberships, and reviews.
How do estate agents get more valuations online?
By ranking for local searches, showing real local knowledge and making the valuation request obvious and quick.
Do agents still need a website when portals dominate?
Yes. Portals bring buyers to listings, but a strong website helps win the vendors and landlords who decide which agent to instruct.
How many real estate agencies are there in the UK?
ONS counts 26,210 real estate agencies registered for VAT and/or PAYE in the UK for 2026. That figure excludes firms below the VAT threshold that are not registered for PAYE, so the real number is higher.
Where are most real estate agencies based?
By number of firms, the biggest concentrations are in London, Birmingham and Leeds. Per 10,000 residents, Hertsmere, Epping Forest and Elmbridge come out highest.
